July Is the Single Riskiest Month to Rush a Closing
Three forces converge in July that don’t converge at any other point in the transaction calendar, and all of them push in the same direction: toward buyers absorbing risk they can’t fully see.
Austin’s Blackland Prairie soils east of I-35 are predominantly montmorillonite-heavy expansive clay. They shrink dramatically in dry summer heat and expand after significant rain. July typically represents maximum annual shrinkage. A pier-and-beam home that looks worrisome in July may simply be reflecting seasonal contraction, not progressive structural failure.
